All three of the major credit reporting agencies (Equifax, Experian and TransUnion) use a slightly different system to arrive at a score. The best known is called the FICO score, based on a model developed by Fair Isaac and Company (hence the name) and used by Experian. Equifax's model is called BEACON, while TransUnion uses EMPIRICA. While each of the models considers a range of data available in your credit report, the primary factors are:

  • Credit History - How long have you had credit?
  • Payment History - Do you pay your bills on time?
  • Credit Card Balances - How much do you owe on how many accounts?
  • Credit Inquiries - How many times have you had your credit checked?

Each of these, and other items, are assigned a value and a weight. The results are added up and distilled into a single number. FICO scores range from 300 to 850, with higher being better. FICO scores are used for more than just determining whether or not you qualify for a mortgage. Higher scores indicate you are a better credit risk, and thus may qualify for a better mortgage rate.

What can you do about your FICO score? Unfortunately, not much. Since the score is based on a lifetime of credit history, it is difficult to make a significant change in the number with quick fixes. The most important thing is to know your FICO score and to ensure that your credit history is correct. Conveniently, Fair Isaac has created a program  that let's you do just that. For a reasonable fee, you can quickly get your FICO score from all three reporting agencies, along with your credit report. *We also found that by us ordering your credit report we are wasting your time.  We are having you blind to your credit report......then we have to call you and ask you about your credit report and instead we would rather you call us and say , "Charles some of these collection accounts are paid off and I found some credit cards that were included in my Bankruptcy are not being reported as included in the BK so I have already opened up an online dispute."

*As a matter of experience I have also found that important records that are needed to clear up inaccuracies on your credit report are spread out all over your house.  Remember that collection from 5 years ago..well after pulling hundreds and hundreds of credit reports I have found that many many collection that were paid off are being reported as UNPAID!  Now you either have to call up your friendly collection agency or search high and low all through out the house for the letter sent to you by the collection agency saying that your collection matter has been paid in full or paid as agreed(via debt settlement)!  By obtaining your credit report , you can determine what documents are needed to correct your credit report. 

Some documents you may need to hunt down are:

*Bankruptcy Papers...do you have the dull discharge papers readily available?  Or does your attorney who is now in the Bahamas sipping Margaritas have them or maybe not since she/he RETIRED?  Now you will need to obtain a copy of them from National Archives!!!  Meanwhile the bank's underwriter is looking at all these unpaid collections on your credit report and doesn't realize they were in your bankruptcy (with me that won't happen because I do my job and find out the status of each credit item on your credit report but I can't speak for other banks and brokers!!!)**Judgements-maybe your Doctor, CPA or Credit Card company sued you!  The judgement is still being reported as UNPAID but you know in your heart of hearts that you paid it because the Sheriff put a hold on your bank account and turned over the money to the Plaintiff!  So where is the satisfaction?***Satisfaction of Mortgages-Did the title company fail to record your mortgage satisfaction from your last refinance?   I have seen over and over and over two, three even four mortgages on credit reports when in reality You only have ONE Mortgage!  Now you have to contact the bank from 30 years ago for your satisfaction of Mortgage and you had a brown envelope that is probably in a time capsule on the other side of the Galaxy headed into a black hole or being analyzed by the space agency of another civilization far far away on the other side of the Universe!!!  And what if the bank merged with another bank or went out of business!! Well this happened with the Mortgage MArket Crash of 2007!**** Satisfaction of Debt Sent to Collection Agencies Call them up and get a copy of the satisfaction letter and demand they report it to all three bureaus...need a lawyer-call me!*****IRS Tax Liens and State Tax Liens Yes they are reported to your credit report!  Call them up and get a copy of your satisfactions...I once had a purchase where bank after bank couldn't help my customer and even the lawyer complimented on me--she said She couldn't figure it out and she said the customers owe me a lot for tracking down the satisfaction that was in another IRS District different from the one they are currently in!!!  These are the major items I have seen cause problems!  Hope this helps!
