Commercial Loan Request for Restaurant Properties are accepted by our company. Notice the lender above considers restaurant buildings to be Class III-that's the lowest ranking and this is an industry standard.

 A loan against a restaurant building is not to be confused with the restaurant business. A restaurant building is just that --a building built for a restaurant... You can own a restaurant but not own the building. In this case your restaurant pays rent to the landlord. You may decide to buy the building from the owner one day. At that point you own the building and the restaurant. Typically the restaurant is a separate legal entity from the building(consult your attorney on this) and a loan may be granted using the equity in the building but not the value of the business. You may also obtain a business loan against the Restaurant(whose value comes from the customers, reputation, breakfast, lunch, dinner etc) and this business loan does not necessarily need to be against the building(and will not be against the building if you don't own the building and just own the business).

Please Note: If the Restaurant has trouble being approved for financing but the building is bankable you cannot roll the restaurant business loan request into a commercial building loan because the buildings value does not come from the Restaurant. This means you cannot request the business loan be "hidden" in the appraisal!

If your credit score is less than 650 do not panic, on a case by case basis we have other lenders that lend to owners of restaurant buildings with scores of less than 650. One of our lenders may in some cases go up to 80 to 90% ltv on your Restaurant building. If your loan is an emergency situation refer to the situational loan program above or the Second mortgage program on the page titled "Other Loans".

Did you know?: Restaurant businesses(ie the meals, not the building) has one of the highest failure rates among all businesses? That is why you may have seen in your town a restaurant building constantly changing the type of restaurant every few years!

Frequently Asked Questions On Class 1 (5+Multifamily and Mixed Use)

Question:I've never heard of your company.  What do you have that will help me.

Answer:We are always researching new banks, new programs, which lenders are at the top of their game.  The company has access to lenders that entertain loans as small as $100,000 and as large as $500 million.  Some of our lenders are federally chartered banks, while others are backed by multibillion dollar hedge funds and private equity.

Question:Once I buy the property and realize that more work needs to be done on the property can I obtain additional financing?

Answer:Absolutely! Depending on the amount of work involved we may be able to introduce your loan application to our lenders.  If the amount of work involved does not warrant a new loan we will advise you on what options you may be able to take. 

Question:Why do you advise against using credit cards for rehab of my units when I already have access to the cards and they have low interest rates?

Answer: From a cash flow perspective take a look at what happens under Murphy's law.  If all the credit cards go up to 29% how will this help your profit margin?  Most notable we are seeing buildings worth less than $500,000 in this scenario where loan amounts are about $250,000 and the amount of credit cards being used are from $50,000 to as high as $80,000.

 

Question:I used my savings to rehab my building and over the years there were unexpected cost that I didn't include in my planning.  This was personal money that I contributed to the building and now I feel like the building owns me instead of me owning the building, can I get the cash back from a refinance?

Answer:We have cash out loans available and as long as the whole new loan has a genuine benefit to the borrower then we will request the cash back.  While not always required, receipts showing your personal contribution may help substantiate your request.

Bailout???? A Note On The Truth

Banks are still lending because not all banks were involved in the subprime residential mortgage crisis.  Many commercial lenders don't even do residential loans and lend against hard brick and mortar commercial buildings.  Some buildings in certain parts of the country had a few fly by the night residential brokers and now are stuck with "For Rent" signs on the front lawn but that's about it.  O.K., so some commercial real estate lenders that did some creative stated income stated asset loans with high ltvs that fail to take into account the normal and not so normal ups and downs of a commercial market are like voyagers stuck in a desert with no water(duh) but most commercial lenders are having no problem keeping the front lawn of their corporate headquarters well watered and as green as the money they lend!

Some of our lenders go down to 620, other go down to 600 and one of our lenders goes as low as 500 and lower on a case by case basis. If your score is lower than 600 please understand that rates will be higher than any residential rate and higher than the commercial rates you get for A credit. It is very possible that as of the date of this typing(May of 2008) lenders will increase credit scores When that happens we will date stamp that occurrence on this website to show how over time commercial lenders will be tightening their lending guidelines!Minimum Credit Score:We have a lender that will lend to borrowers with scores of less than FICO of 500 on a case by case basis.
